People who are not Resident who wish to buy a property or have any fiscal representation in Spain are required to obtain a Fiscal Number (N.I.E.). This is required to buy property, operate Spanish Bank Accounts, take out Insurance and deal with the day to day running expenses of the property. You will also need it to submit an annual tax return or buy a car. There are heavy penalties for not obtaining a Fiscal Number.
It is also advisable to appoint a Fiscal Representative to deal with your tax affairs. Whilst the appointment of a Fiscal Representative is no longer compulsory, he or she will ensure that the correct amount of tax is paid, that tax returns are submitted on time. They can also arrange for completion of the annual Income Tax Return.
